- Estimate and quotes provided to the Body Corporate Committee
- Confirm site access rules and specific site requirements with Body Corporate Committee
- Contingency plans (i.e. weather issues) identified and worked into the schedule
- Urgent and emergency work scheduled for priority attention
- Approval received from Body Corporate Committee in accordance with requirements of an agency agreement
Contractor Management
- Contractors have the skills required to manage the project consistently and efficiently
- Contractors are able to deliver high-quality work within tight deadlines
- All contractors have relevant qualifications and insurance
- Work schedules created and understood by all contractors
- Installation times planned to cause minimal disruption
- General meeting preparation and secretarial tasks undertaken
Safety
- Identify which equipment is critical in ensuring safety, comfort and amenity
- Adjust operating schedules to ensure equipment is only powered when needed
- Check for improperly operating and non-operational equipment
- All contractors wear appropriate clothing at all times in compliance with safety regulations
- All contractors follow the correct procedures
Cleaning and Maintenance
- Maintenance strategy and supporting plans in place, including benchmarks & KPIs
- All employees and contractors adhere to maintenance schedules
Completion of Job
- Diary of completed work orders reviewed
- Body Corporate committee representatives satisfied with the quality of work
- Receipt of invoice matched with work order
- If work is to Body Corporate committee satisfaction, approve the invoice for payment
