27 Point Strata Maintenance Plan for Strata Managers

Successful Strata Managers need to have a whole suite of skills at their disposal - the ability to communicate well with key members in the Body Corporate Committee, meticulous record inspection ability and the ability to manage finances, to name but a few. However, the most important role of any Strata Manager is to ensure all the separate parts of a job are working together as they should.

Typically, this involves keeping tabs on many different groups of stakeholders and workers, all of whom play an integral role in delivering a satisfactory service to the customer. And, with so many hands-on deck, managing risks and keeping track of everything at once becomes overwhelming.

In this blog, we’ve put together a strata maintenance plan specifically for Strata Managers to help you keep abreast of the many different facets of property maintenance. For convenience, we’ve separated it into five categories: Job Requirements, Contractor Management, Cleaning and Maintenance, Safety, and Completion of Job.

Your 24 point strata maintenance plan

Job Requirements

  • Contingency plans (i.e. weather issues) identified and worked into the schedule
  • Urgent and emergency work scheduled for priority attention
  • Approval received from Body Corporate Committee in accordance with requirements of an agency agreement

Contractor Management

  • Contractors have the skills required to manage the project consistently and efficiently
  • Contractors are able to deliver high-quality work within tight deadlines
  • All contractors have relevant qualifications and insurance
  • Work schedules created and understood by all contractors
  • Installation times planned to cause minimal disruption
  • General meeting preparation and secretarial tasks undertaken

Safety

  • Identify which equipment is critical in ensuring safety, comfort and amenity
  • Adjust operating schedules to ensure equipment is only powered when needed
  • Check for improperly operating and non-operational equipment
  • All contractors wear appropriate clothing at all times in compliance with safety regulations
  • All contractors follow the correct procedures

Cleaning and Maintenance

  • Maintenance strategy and supporting plans in place, including benchmarks & KPIs
  • All employees and contractors adhere to maintenance schedules

Completion of Job
