Higgins Coatings - Strata Repainting and Remedial Repairs

Project Overview

Higgins Coatings Sydney was engaged by Yukon, a multi-level strata residential complex in Wentworth Point, to deliver a structured remediation and repaint solution that would enhance the building’s presentation while protecting the asset for years to come.

This project involved repainting multiple building elevations along with balcony areas, doors, structural elements and selected ground-level features. To ensure long-term durability, our Sydney team implemented a structured surface preparation program followed by the application of a premium Dulux Weathershield coating system.

The project was carefully coordinated with building management and residents to minimise disruption while maintaining the highest standards of safety, compliance and workmanship.

  • Washing, preparation and repainting of all external wall surfaces with two coats of Dulux Weathershield
  • Repainting balcony walls, slab edges, soffits, lintels, wall panelling, parapet walls and facade headers

Challenges and Solutions

Multi-storey access: The complex includes multiple high-rise towers requiring safe access to all elevations. Higgins deployed its experienced rope-access painting team, enabling safe and efficient coverage of all areas while maintaining minimal impact on surrounding areas and residents.

Identification of latent structural defects: During the project inspection phase, cracked render and bar chair spalls were identified across sections of the building. Our Sydney team completed the necessary repairs under its builder’s licence, addressing structural concerns before repainting commenced. This ensured the coating system was applied to a sound substrate and provided long-term durability.

Resident access and communication: Working within an occupied residential complex required careful planning to ensure resident safety and minimise disruption. Regular communication letters were distributed to residents outlining upcoming works and balcony access requirements. This proactive communication approach helped ensure smooth coordination throughout the project.
