Project Overview

Located within the well-known discovery point precinct in Wolli Creek, NSW, the Vine apartments required targeted remedial works and repaint to address coating failures that had developed over time.

This building forms part of a three-building residential strata complex, where our Higgins Sydney team was engaged to deliver facade rectification and repainting works across multiple buildings within the precinct.

Following a detailed inspection, our team identified bubbling issues across balcony areas caused by insufficient priming during the original construction phase. A tailored coating sequence and remedial repair strategy were developed to restore the integrity of the building and ensure a long-term protective finish.

Leveraging extensive experience in strata and high-rise commercial painting, Higgins implemented a staged delivery plan combining abseil access and elevated work platforms to safely complete the works while maintaining building operations for residents.

Challenges and Solutions

Coating failure from insufficient priming: The original build did not include adequate priming in several areas, leading to bubbling and premature coating failure on balconies. Higgins worked closely with building management and the owner's corporation to implement remedial repairs funded through the PC Sum allocation. Our team adjusted the coating sequence to include proper priming and substrate preparation, ensuring the new system delivered optimal adhesion and long-term performance.

Multi-building project coordination: The Vine building was part of a larger three-building refurbishment project, requiring simultaneous coordination of works, access, and scheduling. Our team implemented a structured delivery program that allowed works to progress efficiently across all buildings. Regular communication with stakeholders ensured minimal disruption to residents while maintaining strong project momentum.

High-rise access requirements: Certain areas of the building required specialised access solutions due to building height and facade design. A combination of abseil rope access technicians and elevated work platforms (EWPs) was utilised, allowing the team to safely access difficult areas while maintaining productivity and safety standards.
