Scope of Works
Higgins completed a full facade rejuvenation, incorporating detailed surface preparation, repairs and high-performance recoating systems across all building externals.

Challenges and Solutions
Working within a heritage overlay: Strict heritage requirements meant all coatings and colours needed to align with approved heritage palettes. We worked closely with stakeholders to ensure all finishes preserved the building’s historic identity while delivering a refreshed, modern standard of presentation.
Complex access and live residential environment: Coordinating access to residents’ windows and balconies required careful planning to deliver within our timeline. Our team implemented a structured, section-by-section delivery plan, ensuring clear communication with residents and minimal disruption throughout the works.
Permits & high-traffic location: The front facade required close coordination with Yarra Trams and the City of Melbourne, including permits and safety controls such as tiger tails. We scheduled works strategically, completing all accessible areas first before returning with an expanded team to complete the front facade in a single day, reducing public disruption.
