Higgins Coatings was engaged to deliver a complete external repaint, including surface preparation, coating application, and car park linemarking for a commercial property located on 827 Old Northern Road in Sydney’s north-west.

The ageing building and outdated colour scheme no longer reflected the professional image desired by tenants and visitors. Our Sydney team developed a structured delivery plan that allowed works to be completed safely while maintaining normal operations across the busy site. Weekend scheduling ensured minimal disruption to tenants, vehicles, and day-to-day activity within the complex

Scope of Works

Full colour transformation from green tones to a modern grey palette
Surface preparation including pressure washing, sanding, minor crack and hole repairs
Use of Elevated Work Platforms (EWPs) and rope access technicians to safely reach elevated areas
Application of Dulux-specified coating systems across multiple substrates
Spray application to achieve consistent coverage and finish quality
Weekend works to minimise disruption to tenants and vehicles
Removal of existing signage prior to repainting
Linemarking of car bays, accessible parking, visitor parking and safety hatching
Coordination with a colour consultant to finalise the updated colour palette

Challenges and Solutions

Active commercial environment: The property remained fully operational during the project, with tenants and vehicles accessing the site daily. Higgins scheduled spray works over weekends to minimise disruption and prevent overspray risks. This allowed our team to maintain productivity while ensuring tenant safety and on-time delivery.

Height access and safety requirements: Certain areas of the building required specialised access solutions to ensure compliance with height safety regulations. A combination of Elevated Work Platforms (EWPs) and rope access technicians were used to safely reach high areas. Fall-arrest systems and strict safety procedures ensured full compliance with Higgins’ safety standards.

Colour selection: The building required a significant visual update to modernise its appearance and improve street appeal. Higgins worked with a professional colour consultant to develop a cohesive grey colour palette that complemented the building architecture and surrounding streetscape.
